The fact you are even thinking about acquiring a rental property or more properties is evidence of the fact that you are a progressive thinker. A visionary. Someone who is looking to expand their domain and build a legacy.
You are thinking bigger, and that is a good thing. But that doesn’t always mean good things will happen. Life is filled with talented, yet unsuccessful people as well as those who have the best intentions, yet for whom success is elusive.
Whether you are buying your first or thirtieth property, I understand this is a major decision for you and your family. When I purchased my first rental property, the first year was filled with a range of emotions, second thoughts, and mistakes. Those memories combined with the many clients I’ve worked with through my years in this business motivated me to create this book. I hope it serves as a challenging, yet practical, tool that strengthens your own business plan while ultimately helping you make more money with your rental property.
In addition to motivating you, I hope this book also empowers you to make a decision based more on facts and research than emotions and hunches, resting on the wise experience of professionals as opposed to opinions of others. It is commonly said that “Free advice” is “bad advice”, or simply put, you pay for what you get.
Some book sections may encourage you to step out and take action, while other chapters will challenge you to reconsider if investing in a rental property is really the best option for you. The last thing I want to do is discourage anyone from chasing after their dreams, but the fact remains there are right ways and wrong ways to do this business. It is very unfortunate and it saddens me that I’ve seen too many people with good intentions get hurt in the real estate business. This loss could have been avoided with fundamentals and proper education. This is a major financial commitment for you and your family, so I want to help you make the best possible decision. With that being said, I don’t hold back the truth.
It is critical for me to always provide the truth about rental properties, because even though it is not always comforting, the truth is always good. Some of the best friends I have are the ones who tell me the truth, regardless of whether I want to hear it or not. My number one objective with my business and my life is truth. When we know the truth about our life, our business, our money – it is liberating. We can then make decisions based on the facts and not just feelings, which is fundamental to success.
The fundamentals of my business are essentially the fundamentals of how I live my life. I focus on three primary fundamentals that drive results: 1 – Transparency 2 – Efficiency 3 – Consistency. If I don’t apply these primary fundamentals to what I’m doing, it’s easy to get sidetracked and locked into doing things that just don’t matter at the end of the day. Michael Jordan, arguably the best basketball player to ever live, once said, “the minute you get away from fundamentals – whether its proper technique, work ethic or mental preparation – the bottom can fall out of your game, your schoolwork, your job, whatever you’re doing.”
In the rental property business, if you are unsure of your fundamentals or simply dismiss them, the bottom will fall out of your investment. With that being said, this book has been written to empower you to succeed. That is my hope for you, all of my clients and their families.
