  1. Behr Marquee works amazing. If it doesn't cover it then they will replace the paint for free because they guarantee one coat covered. They have their reps at Home depot regularly to help. I always use it.
  2. I felt bad for them but I did not end up accepting them. I was willing to look past the background check but then some other red flags popped up. Once he went into a little more detail about the rental property they lived at before their daughters home it just didn't add up. Then they couldn't prove they had sufficient income because of the self employment so I just decided it wasn't worth the risk. Thank you both for your responses.
  3. I'm still pretty new to this whole landlord thing. One of my units has been empty going on 3 months now. I have a family interested but they currently live with family so I have no previous landlord to call. Their income is self employment and social security. The husband has some pretty serious stuff on his criminal from 15 to 20 years ago but he was honest about it before I did a background check. He said they are struggling to find a place because of his background and they need someone to take a chance on them. I'm just wondering what other landlords would do in my shoes right now. Take a chance because I should fill the unit? Or turn them down because of the background check and the lack of income they can show me?

  5. A blanket clause is a great idea. I have some specific ones for the bathroom because my 4plex has flooded twice due to improper usage... so I really highlight that one when we go over the lease.
  6. 3 weeks?! Lease probably says something about notifying the landlord immediately when a problem arises. Sounds like tenant negligence is what caused the ceiling damage beneath. The issue could have been addressed the first time and the hole could have been prevented.
  7. My lease says shower/bathtub is only to be used for showering and bathing. Tenant shall not use the shower/bathtub for but not limited to cleaning of animals, equipment, food ect.
  8. This is a great question. I ask myself it frequently. I purchased my 4plex because I didn't want to rent anymore and trying to find single family home on what I was approved for wasn't working. The 4plex was my realtors idea. I didn't even think it was possible. We found one I really liked and made it happen. It has been stressful and some days I get fed up but I try to remind myself what it has helped me achieve and how it will continue to help me achieve. After 3 years I was able to get a single family home. When my cars transmission went out I was able to go buy a new truck without financial stress. I took a large pay cut at work and was still okay. That's why I keep it eventhough somedays I'm so sick of it and the tenants.
