My lease says shower/bathtub is only to be used for showering and bathing. Tenant shall not use the shower/bathtub for but not limited to cleaning of animals, equipment, food ect.

I have never thought to make a clause for the shower only.  What I did do is make a blanket clause that says all rooms equipment and so on should be used properly as it is intended to. Tenant can ask about proper usage if ever in question. Any damage or costs to the landlord due to improper usage will be back billed to the tenant.  This clause has been a HUGE saver in many of the crazy things that happen.

A blanket clause is a great idea. I have some specific ones for the bathroom because my 4plex has flooded twice due to improper usage... so I really highlight that one when we go over the lease.

Oh that sure explains it!  Water damage sure adds up and eats profits.
