What I did do is make a blanket clause that says all rooms equipment and so on should be used properly as it is intended to. Tenant can ask about proper usage if ever in question. Any damage or costs to the landlord due to improper usage will be back billed to the tenant. This clause has been a HUGE saver in many of the crazy things that happen. Quote
