Moderators Kassandra RPM Alaska Posted November 25, 2019 Moderators Share Posted November 25, 2019 From Shannon. (A TLA member asked me to post for her) Please help! My tenant calls me stating the toilet overflowing and leaking through ceiling. My husband goes there within 10 minutes the toilet isn’t leaking anymore. The ceiling has a hole in it and she stated the toilet been overflowing for 3 weeks now but she didn’t think it was a big deal. Who’s responsible for these damages??? How do you tell her??? What if she doesnt pay??
SBH
3 weeks?! Lease probably says something about notifying the landlord immediately when a problem arises. Sounds like tenant negligence is what caused the ceiling damage beneath. The issue could have been addressed the first time and the hole could have been prevented.
BBFult
This is difficult cause can you even really prove them ignoring it for two weeks caused what % of the total damage.
Radiogenic
Yeah that's a quite difficult situation, if it were me I'd just repair it myself rather than getting bad reviews.
Victor
What was the condition of the bathroom at initial occupancy and walkthrough inspection? What was condition of the bathroom at the last maintenance check/inspection?
Moderators Kassandra RPM Alaska Posted December 17, 2019 Author Moderators Share Posted December 17, 2019 I do believe Victor has a point. Sometimes the toilet guts are at the end of life, or the supply line should of been tested, the shut off value was weak and snapped. All things to consider and look for at inspection times.
