'Deposits to hold' Do you guys do it??

I have a couple times and so far I have been fortunate to not have them back out. Typically I don't hold for more than a couple weeks and usually I do half the SD or so.

At Real Property Management we take the full deposit and they sign a "Lease Binder or Holding Fee agreement"

Yeah that is probably the best route to go. If I remember right the last time I did it they signed the full lease and paid the deposit with rent due before keys/move in. Seemed to work alright but not sure how it would hold up if they backed out.
